Terms and Conditions for the 3-month Free Full Property Management Service Offer

1) The 3-month free property full management service offer (the “Promotion”) is offered by Waston Bull & Porter, a trading name of Countrywide Estate Agents Limited (company number 00789476) whose registered office address is at Cumbria House, 16-20 Hockliffe Street, Leighton Buzzard, Bedfordshire, LU7 1GN (the “Promoter”).

2) The Promotion will be available for a limited time only from 09:00 hrs on 1st February 2026 and shall automatically terminate at 23:59 hrs on 31st July 2025 (the “Promotion Period”).

3) The Promotion is open to eligible customers only. An eligible customer is one who: a. is 18 years old or over; b. owns a property which is not currently managed by the Promoter; c. has an interest in letting such a property to potential tenants; d. is not an employee of the Promoter; and e. is not connected in any way to this Promotion,

(an “Eligible Customer”).

Proof of age and identity may be required.

4) Eligible Customers can participate in the Promotion by entering into the Promoter’s lettings terms of business for full management services (the “Full Management Service”) with the Promoter (the “Agreement”) for the initial property let only (the “Initial Property”) during the Promotion Period. The terms of the Agreement shall apply at all times.

5) Eligible Customers participating in the Promotion shall receive our Full Management Service from the Promoter for free for a total period of 3-months. The Promotion shall apply from the start date of the tenancy at the Initial Property. After the expiry of the initial 3-month period, the Full Management Service fee (as provided in paragraph 8 below) shall be charged to the Customer as set out in the Agreement.

6) For the Full Management Service, the Promoter’s standard fee is 13% plus VAT of rent collected. By way of example only, after the expiry of the initial 3-month period, the fee for the Full Management Service on a monthly rental value of £1,500 would be £195 plus VAT per month.

7) The Promotion is subject to the following conditions: a. The Initial Property being available for occupation by a tenant(s) within 6 weeks of the date the Eligible Customer enters into the Agreement with the Promoter; b. The Customer entering into an Agreement in respect of the Initial Property for a minimum duration of at least 12 months; and c. The Full Property Management Service is subject to a £600 (£720 Inc. VAT) minimum fee per tenancy, per year.

8) Exclusions apply to the Offer. The management of the Initial Property is subject to the terms of the Agreement including but not limited to the payment of the Promoter’s fees for the Full Management Service after the 3-month free period has expired and other additional applicable fees as set out in the Agreement such as Landlord Regulation Checks, Energy Performance Certificate (EPC), Gas Safety Certificate, Exclusive Tax Free Service or any other services offered by other Connells Group companies, which will all remain payable in full and in accordance with their respective signed terms/agreements. The Promotion does not apply to any of the additional required fees.

9) The Promotion is not transferable and not exchangeable for cash (whether in part or whole) or any other offer or promotion. The cash value of the Promotion is 0.00001p.

10) The Promoter reserve the right to suspend the Full Property Management Services in whole or in part if the Eligible Customer breaches any provision of Agreement including but not limited to outstanding payments or a breach of any statutory obligations. The Promoter is not obliged to perform the Full Management Service until full payment of the outstanding amount has been made or the breach has been rectified.

11) By taking part in this Promotion, the Eligible Customer accepts these Terms and Conditions. In the event of a conflict or contradiction between these Terms and Conditions, any promotional material and any correspondence or any other document relating to the Promotion, these Terms and Conditions will prevail.

12) The Promoter reserves the right to refuse to award the Promotion to anyone in breach of these Terms and Conditions.

14) The Promoter reserves the right to refuse any instruction and its decision on the Promotion shall be final and binding and no correspondence will be entered into. The Promoter reserves the right to amend or withdraw the Promotion at any time without notice.

15) If you have instructed another agent on a lettings property management basis, please consider those terms before entering into the Agreement with the Promoter.

16) These Terms and Conditions shall be governed by English law and the English courts shall have exclusive jurisdiction.
